Modular Homes

Because of the rising cost of homes, many in the market for a new home are choosing modular homes. Although some modular homes closely resemble newer, quality mobile homes, modular homes are different from mobile homes. Mobile homes are permanently attached to wheels, and are capable of being moved. Modular homes are constructed on a foundation. There are several benefits to purchasing a modular home. One huge benefit is price. The price of modular homes varies. However, they cost considerably less than most new homes constructed. They allow new homebuyers to receive a large square footage home for a fraction of the cost.

When selecting a modular home, homebuyers should keep an open eye for empty lots or land to place their new home. Modular homes are not placed in mobile home parks, thus homebuyers must purchase land that is zoned for a residential property. Once land is selected, homebuyers can begin browsing modular homes. Some cities have modular home dealers. These dealers have several floor plans to suit any budget. Modular homes include one or two bedroom models for smaller families, and four or five bedrooms for larger families. In addition, there are even modular homes with a second floor.

Sometimes, modular home dealers provide financing. This is a lot easier than qualifying for a bank loan. Dealers may include a few preview models. If possible, select a floor plan from one of the model. This way, you know exactly how the home will look after construction. This will also eliminate any surprises. When touring the model, exam the home for quality. Do the floors squeak? Are the walls too thin? Is the homes insulation acceptable? Only purchase from reputable dealers that offer a warranty. Buyers should also inquire about the pricing of foundation. In most cases, this separate fee must be covered by the homebuyer.
